This is not Joint Venture financing where the Applicant has to give up ownership... but it is a loan. The Direct Lender will process and "cherry pick" the funding requests looking to typically fund projects that show at least a 25% cash on cash return within 2 years.

It offers extremely fast funding of highly leveraged mortgages from $3,000,000 to $20,000,000 and is open to negotiating flexible terms on properties located throughout the USA.

  • Security First and Second Mortgages
  • Funding Time 30 days typically, can close faster under certain circumstances.
  • Borrower Profile Prefer entrepreneurial hands on leasing and management, proven experience, local market presence, and creditworthiness.
  • Leverage/Equity Fund up to 100% of cost while not exceeding 75% LTV upon stabilization for office, retail, and industrial properties; 80% LTV for apartments; and 70% to 80% Loan to Net Sellout on condominiums depending on level of pre-sales.
  • Pay and Accrue Offer pay rates and accrual features when cash flow is insufficient to cover debt (accrual limited by Loan to Value).
  • · Fee 1% to 10% fee per 12-month period, which may be rolled into the loan and put on front and/or back end.
  • Rate Floating 1% to 3% over Prime.
  • Term 6 months to 36 months.
  • Recourse Full Recourse and Non-Recourse options.
  • Prepayment Open to prepayment after the 6th month.
